At AdamBennett.co.uk we specialise only in the rental and management of student housing in York. This means that we can offer a comprehensive range of services tailored specifically to the needs of student property landlords. These range from a Student Tenant Find Service, Rent Collection and our Student Property Management Service. We aim to be the most affordable student letting agency in York, keeping our fees in line with your expectations without compromising the quality of the service that we offer.

We can handle the management of your student rental from start to finish, taking away the hassle and removing the headache.

  1. FREE Tenant Find Service including:
    • A free market appraisal where we advise you on the achievable rent and latest trends to optimise your property for the diverse and changeable York student market.
    • An enhanced web listing on the AdamBennett.co.uk student property portal from the beginning of the student letting season until a let has been achieved.
    • Accompanied viewings with transportation for prospective tenants provided where required. We operate a fleet of four mini-buses from November until February, each seating up to fifteen prospective tenants. This means that we have the facility to accommodate groups of students viewing larger properties all in the same trip.
    • Once suitable student tenants have been found, meeting with them and organising the signing of an assured shorthold tenancy agreement usually for a letting period of 9-12 months. Our aim is to rent to groups of students who will sign a joint and severally liable tenancy agreement.
    • Collection of security deposits and collation of any guarantor paperwork.
  2. FREE Tenancy Handover Management including:
    • Timely collection of all keys from your outgoing tenants at the end of their tenancy.
    • Once vacated, ensuring that your property is made ready for occupation by the incoming tenants. This will include organisation of any cleaning and repair work necessary to ensure a smooth handover.
    • Handing over keys to the incoming tenants ensuring that they have firstly paid all agreed rent, deposits and submitted all relevant Guarantor documentation.
    • We notify the council that your property is occupied by students and liaise with the council tax department in the event of any issues.
  3. FREE Deposit Protection Package including:
    • Collecting and accounting for your tenant’s deposits, and ensuring that they are each protected in the Government approved DPS Custodial Scheme.
    • Ensure that your tenants sign for and receive the relevant prescribed information pertaining to tenancy deposits during the signing of the tenancy agreement.
  4. FREE Day to Day Property Management including:
    • Act as the main point of contact for your tenants throughout the tenancy, resolving any tenancy or maintenance issues that arise.
    • Organise cost effective solutions to any maintenance issues that arise on your behalf. All maintenance jobs are charged to you at cost price; we apply no additional ‘mark-up’.
    • Ensure that a current Gas Safety Certificate is in place at all times.
    • Organise a six-monthly Fire Safety Audit and Service, wherein any fire protection equipment is serviced and a compliance check is carried out.
    • Organise annual PAT testing and 5 year NICEIC Electrical Safety Certificate.
    • We will provide your tenants with a 24hr contact telephone number in case of genuine ‘out of hours’ emergencies.
  5. Rent Collection Service including:
    • We will inform your tenants in good time of the amount they need to pay and the dates upon which any payments are due.
    • Collect the rent from your tenants on your behalf, paying the money by BACS into your designated bank account.
    • For your peace of mind we will provide you with a Payment Advice Notice each time we make a payment to you, breaking down exactly which tenants have paid and the amounts received.
    • In the event that your tenants fall into rent arrears, we will work with them to find a solution in the timeliest manner possible.
    • If the tenancy ends in rent arrears we will then utilise the deposit and contact any guarantors to ask for payment if required. Ultimately we will pass the case to a specialist debt collection agency in the event that the arrears cannot be covered by the above means.
    • If you wish to offer a bills inclusive package, we can handle the utilities and broadband on your behalf.

A flat fee of 8% + VAT from rent collected entitles you to all of the above and our knowledge, expertise and advice.


Property Management Service Terms and Conditions 2015/16

We know that many student landlords prefer to look after the day-to-day management of their student properties themselves. However, ensuring that your property is let can be the most challenging aspect of the job and the most essential. With this in mind we’ve used our specialist knowledge of the York student housing market to develop a comprehensive Student Tenant Find Service.

  • A free market appraisal where we advise you on the achievable rent and latest trends to optimise your property for the diverse and changeable York student market.
  • An enhanced web listing on the AdamBennett.co.uk student property portal.
  • Arrange accompanied viewings with transportation for prospective tenants provided where required. We operate a fleet of four mini-buses from November until February, each seating up to fifteen prospective tenants. This means we have the facility to accommodate large groups of students viewing larger properties all in the same trip.
  • Once suitable student tenants have been found, meeting with them and organising the signing of an assured shorthold tenancy agreement usually for a letting period of 9-12 months. Our aim is to rent to groups of students who will sign a joint and severally liable tenancy agreement. Tenancy agreements can be tailored to the owners’ requirements if necessary.
  • Obtaining security deposits, paying to you the deposit money less our fees.
  • Collation of any guarantor paperwork.

All for a flat fee of just £250 + VAT.
